Windermere, The Lake District

For this project, our member Econekt worked hand in hand with the self-builder, Architect and Engineer to create this stunning 3-storey home with a single-story glass box in Windermere, the Lake District.

With the homeowner managing the project directly, Econekt was brought in early to deliver the structural shell and provide technical guidance throughout the early design and engineering phases. The project was a highly complex build, featuring semi-basement lower ground floor units, cantilevered mid-floor walls, varying foundation types (from insulated floor slabs to stepped trenches and ground-bearing slabs), flat roof terraces, and concealed glazing- all of which were built into a very low energy, approaching Passivhaus standard, structural shell.


On site, Econekt undertook all works from building the structurally waterproofed semi-basement to the lower ground floor, inclusive of the supply and installation of the Izodom insulated floor slab, all suspended and cantilevered mid-floor slabs, posi-joist mid-floors and flat roofs along with the supply and installation of all Izodom ICF walls to basement areas, sub structure walls, external retaining walls and low energy envelope.

The home is half built into a hole, with the lower ground floor forming the garage, plant, and storage rooms, acting as the substructure for the expansive living areas above. As the levels rise, so too does the building’s footprint, introducing a series of cantilevered slabs and split-level transitions that required careful engineering and precision detailing throughout.

Econekt’s early involvement meant they were able to collaborate closely with the architect and structural engineer to resolve complex details early, including waterproofing strategies, retaining wall construction, and integration of high-performance glazing systems into the ICF structure. One standout detail was the frameless glass façade to the main living area. Achieving the aesthetic and structural integrity of this design involved close back-and-forth between the window supplier, design team and Econekt, ensuring the final solution could withstand Windermere’s wind and rain exposure, while delivering on visual impact.

Using ICF was key to making this complex home simpler to build and more energy-efficient to live in. The system provided structural shuttering, insulation, and airtightness in one component, drastically simplifying the process of building retaining and thermal envelope walls.
